Mule deer are
common offering several nice bucks during the season. Elk
numbers are spotty. It is estimated that over 1,000 elk migrate
through the immediate area. Herds of approximately 20 – 30 head
are common passing through the deeded lands in late fall and
early spring.
The fishery
includes trout, Large Mouth Bass and Blue Gill. Paddock Valley
Reservoir is currently reported to be hot for Crappy and bass.
Spring and autumn
are mild and generally very pleasing…winter rates as
moderate…summer months of late July, August and early September
can be hot and dry. Annual precipitation averages approximately
9-10 inches. Snow will seldom stay on the ground for more than
a few days. The area enjoys approximately 150 frost-free days
during the growing season.
LIVESTOCK
As indicated
above: current ownership utilizes the ranch as a winter base
for approximately 400 head of mother cows. Cows are bred to
begin calving February 20th outside on native
pasture. The goal is to have all pairs off the ranch by mid May
with dry’s returning in mid November.
The current program
generally feeds hay on a “as needed’ supplemental basis. Full
feed is rarely required. Approximately one half to three
quarter’s ton hay is required to winter a cow.
A healthy
solid-mouth cow will winter in good shape and consistently breed
back beginning in mid May. A 95% calf crop is common at
weaning. Last year’s steer calves weaned at 638#’s indicating a
good condition of the cows…thus a tight calving period.
IMPROVEMENTS
Modest 3BR, 1 BA
home built in 1963, approximately 1,152 sq. ft., small storage
building, shed, nice round pen and working/shipping corrals.
There is no power or phone service. Spring fed domestic water
feeding into concrete storage tanks. A small generator provides
power for the home. Cell phone service is available
approximately one half mile from HQ’s. The current home is
nestled against a mature yard that would make an excellent
location for a new structure. It is estimated approximately
$20,000 will provide a more than adequate self sustaining power
plant for the farmstead. A booster on nearby deeded land would
enable phone service availability at the home. Improvements are
functional yet could be replaced without great loss of value.
In cooperation with
Farm Service Agency, the owners, have fenced both sides of
Linson Creek (about 1 mile) for wildlife habitat enhancement.
The ranch receives approximately $800/year running to October
