LANDRETH RANCH - MALHEUR COUNTY, OREGON

PRODUCTION – BEST USE

 

Depending upon ones abilities and ambition, the Landreth lends itself most favorably to a livestock operation.  This could be a yearlong cow/calf unit or stocker set up.  The ranch can readily be leased out should a new Buyer not want to deal with the physical day to day labor and risks inherent with livestock investment.  Current ownership leases pasture and sells hay.  Depending upon ones efforts and experience the ranch could handle approximately 100 – 125 animal units year long or 250 +/- stockers on a seasonal basis.  The ranching industry is also known to offer legitimate tax advantages for qualified individuals.

 

WILDLIFE – FISHERY – WATER

 

The Landreth Ranch is home to, but not limited to, pheasant, quail, chukkar, Morning Dove, water fowl, Mule deer and Largemouth Bass.  Current ownership has limited most hunting on the premises; fishing has pretty much been a catch and release with the exception for grand kids.  One of the two bass ponds covers approximately 2 surface acres and also attracts ducks and geese especially during the nesting season and fall migration.  The Malheur River flows through the property for over one- half mile and is also attracts water fowl and other area critters.  In addition to the river there are four live water sources that originate and/or flow through the property providing year long open water to area big game and ranch livestock. One will be impressed with the variety of wildlife found on the ranch.

  

IMPROVEMENTS

Overall improvements are quality and in excellent condition.  The home, completely renovated 2004/2005, consists of approximately 2,400 square feet and includes 3 bedrooms, full bath –3/4 bath and 1/2 bath, living room w/fireplace, family room w/wood stove, open kitchen with granite counters and breakfast bar, dining room, entry, attached garage and spacious deck wrapped against half of the home.  72’X36’ shop and machine shed, 64’ X 24’ horse barn and machine cover.  Asphalt drive, parking storage bays.  Approximately 60% of the perimeter fencing is newly constructed with the remaining perimeter fence upgraded and reinforced at the same time.  A new well and filtration system was drilled and installed in 2005.

 

IRRIGATION

 

Vale Oregon Irrigation District provides irrigation water for approximately 180 acres.  The allotment calls for 379.05 acre feet.  2009 water cost approximately $30/acre and is subject to change on a year to year basis. Three wheel lines cover approximately 40 acres with the balance being flood via gated pipe and open ditches.  A new pumping station, 30 HP, three phase power and bubbler will be installed the fall of 2009 and included in the purchase price.
