The property is suitable for farming, livestock grazing and some timber production. It also has several desirable view site options for an owner’s home.

The improvements include one all purpose steel building with approximately 3,000 S.F. There is also a smaller building used for miscellaneous storage. A Three Phase power line runs through the property providing good access to power.

Water Rights & Irrigation
The irrigation water rights are from Clark’s Creek, licensed for 137 acres. The water is pumped at a point of diversion on Clark’s Creek with 125 HP Centrifugal Pump. The pump, 60 lengths of 8" surface mainline, 40 lengths of 6" surface mainline and 250 lengths of 4" hand line sprinklers are used to irrigate the 137 acres and included in the sale.
