The Cisco’s currently utilize the property as
a small year long livestock operation running between 25–30
animal units plus several ranch horses. With proper management,
and a little luck from Mother Nature, the Cisco’s have been able
to maintain these numbers for the past eleven years.
The ranch incorporates approximately 18
acres of alfalfa/grass hay and about 46 acres of irrigated
pasture. Irrigation equipment consists of 2 ½ wheel lines, above
ground aluminum main line pressurized via a 10 HP electrical
pump.
Live water offers accessibility to both
stock and wildlife during winter and summer months. The Cisco’s
have left the lower portion of the stream as native habitat for
area game birds.
The property is under the Vale Irrigation
District. 2012 water costs are expected to be $30/acre. Rights
are for 64 acres.
Improvements consist of a very comfortable
3BR, 1B approximate 1,200 sq. ft. home, small shop, machine
shed, miscellaneous out buildings and stack yard.
Bully Creek Reservoir, approximately 5
miles, offers area fishing and boating for those so inclined.
